We deliver across the whole of the UK and Channel Islands. Delivery is on our own transport fleet by the Round Wood Transport team. We will arrange a delivery date with you that accommodates your project timeline.
For deliveries outside of the UK, including Ireland, we will work with you to determine the most suitable delivery method for your destination.
Planning Permission
Many of our single-story garages are just under 4m tall, which often means they do not require planning permission and instead can be constructed under permitted development rights. There are some exceptions to this rule, for example, frames erected near to a boundary or neighbour, or in an Area of Outstanding Natural Beauty (AONB) typically do need planning.
We suggest checking the latest guidance on the Planning Portal and contacting your local authority to obtain the information required for your property.
We are able to assist with the Planning Permission process and can provide Planning Drawings for submission with an application.
Building Regulations
Building regulation approval is typically required if the internal footprint of your garage exceeds 30m² or if it is less than 1m from a boundary with a floor area over 15m². Approval is also necessary if the building includes habitable accommodation or has a fixed heating system.
These are subject to change and so we recommend seeking definitive guidance from your Planning Officer or Building Inspector.
Groundworks
All of our garage frames require some form of foundations and are often site specific. Generally, they are either trench foundations or a concrete raft / slab depending on what’s in close proximity to the siting of your garage (such as tree roots) and soil conditions. For projects that are within an hours drive from our office here in East Sussex, groundworks are a service we can offer. For jobs that are further afield it is generally more cost effective to source your own local groundworker.
Roofing
Roofing is a service we offer, however, similarly to the groundworks, if your project is further than an hour’s radius from our offices, this might be something you would want carried out by a local contractor. We hold stock of cedar and oak shingles or can supply you with tiles or slates along with all other roofing products, direct from our suppliers.
Frame Fitting Service
We have a team of fitters who travel not only nationwide, but to the Channel Islands and Europe to put up our oak frames. We will send you brickwork plans and our extra wide bricks (if applicable) ahead of our assembly team’s arrival, so you can get local trades to build the plinth, ready for our team to assemble the frame upon it.
Self-Assembly
For trades people and confident DIYers, we provide comprehensive assembly instructions to erect the garage frame yourself. Each joint on the frame is numbered and the instructions explain how to piece these together.
Every single one of our oak frames are dry-fitted in our workshop to ensure fit and make the build process as smooth as possible.
There are several other stages involved in the garage build, from pouring your concrete slab to fitting the roof tiles. You will need to also be competent in these areas or happy to enlist the services of other contractors.
The drying process of an oak frame garage enhances its structural integrity. Over 2 to 3 years, the moisture content of the timber drops from around 80% to 20% and the oak fibres become denser and stronger. This natural seasoning process causes the timber to shrink and develop its characteristic splits and shakes, resulting in a robust frame that’s resistant to structural stresses. To support healthy drying, ensure good ventilation around the frame. Any gaps that develop between timbers are normal and contribute to the character of oak framing.
Overtime, green oak undergoes a natural weathering process known as silvering. This takes several years to fully develop, depending on sun exposure. You can delay the silvering process with UV-protective finishes, but most embrace the natural aging process as it creates an elegant silvery-grey patina that complements both traditional and contemporary architectural styles.
As the oak dries, you may notice some dark streaks appearing on adjacent materials, particularly on light-coloured surfaces. These are caused by naturally occurring chemical compounds found in green oak, known as tannins. While these marks are natural, you may wish to protect nearby surfaces such as brick piers and light-coloured stone. When tannins come into contact with ferrous materials, a blue/black mark can be seen. All of these are harmless to the timber and any staining will fade / wash away over time. Alternatively, they can be removed with sugar soap, brick acid or oxalic acid.
