Planning
Planning an oak framed extension can be more complex than a detached outbuilding, and it’s the homeowner’s responsibility to ensure the correct permissions are in place. While some extensions may fall under “permitted development”, this depends on factors such as size, location, and whether your property lies within a conservation area or other protected zone. Always check the latest guidance on the Planning Portal or with your local planning authority.

Building Regulations
As a guide, building regulation approval is usually required if your building has an internal footprint greater than 30m2 or is less than 1m from a boundary with a floor area greater than 15m2.
