Applications are assessed on business need, visual impact, access arrangements, parking provision, and compatibility with local development plans.
Change of Use:Â Converting existing buildings or changing the use of agricultural structures (such as barn conversions to wedding venues) typically requires planning permission and may involve specific policies for rural diversification.
Permitted Development:Â Some commercial developments may qualify under permitted development rights, particularly extensions to existing commercial premises or certain agricultural buildings. However, restrictions apply in conservation areas, Areas of Outstanding Natural Beauty (AONB), and near listed buildings.
