Planning
Building a new oak framed house will require full planning permission from your local planning authority. Unlike smaller outbuildings, new residential dwellings cannot typically be built under permitted development rights.
Your planning application will be assessed against local development plans, design policies, and specific site considerations. Oak framed houses are often viewed favourably by planning officers due to their traditional aesthetic, sustainable credentials, and sympathetic integration with rural and semi-rural settings.
Key Considerations:
- Design must complement the surrounding area and respect local architectural character
- Additional scrutiny applies in conservation areas, Areas of Outstanding Natural Beauty (AONB), or near listed buildings
- Pre-application advice from your local authority is highly recommended to identify potential issues early

Building Regulations
