High end finishings can also be included and are offered as part of our service, including all required glazing, joinery and fanlights.
Planning
Planning an oak framed extension can be more complex than a detached outbuilding, and it’s the homeowner’s responsibility to ensure the correct permissions are in place. While some extensions may fall under “permitted development”, this depends on factors such as size, location, and whether your property lies within a conservation area or other protected zone. Always check the latest guidance on the Planning Portal or with your local planning authority.
We can assist with the design of your oak framed extension, helping develop layouts, concepts and visuals that complement your home. However, we recommend engaging an architect to manage the planning application. They will liaise with your local authority, navigate any complex planning requirements, and prepare all necessary documentation.
If required, we can also provide drawings suitable for submission or work directly from your architect’s approved plans for frame fabrication.
Building Regulations
As a guide, building regulation approval is usually required if your building has an internal footprint greater than 30m2 or is less than 1m from a boundary with a floor area greater than 15m2. If the building contains habitable accommodation or has a fixed heating system, approval will be required.
However, regulations are subject to change, so please obtain definitive guidance from your Planning Officer or Building Inspector.
